Closings in Miami rarely fall apart on move day because of the truck. They fall apart because nobody reserved the freight elevator, or because the building wanted a certificate of insurance the mover could only issue on Monday.
Agents who send a short checklist two weeks out get far fewer panicked Saturday calls. This is the version we would send.
Two weeks before
- Ask the building or HOA for the move-in package: approved hours, elevator reservation, deposit, and any certificate of insurance requirements.
- Confirm the mover can issue that certificate naming the building exactly as written on the form.
- Set the utility transfer for the day before closing, not the day of.
- Reserve crates or packing supplies for the week of the move, not the week of the closing.
One week before
- Pack anything that is not used daily: books, decor, off-season clothes, the closet nobody opens.
- Label by room, not by contents — unloading is faster when every crate has a destination.
- Photograph electronics before unplugging them.
- Set aside a first-night bag so nobody digs through a stack at 11pm.
Move week
- Reconfirm the elevator slot with the building manager 48 hours out.
- Keep documents, keys and valuables with the client, never on the truck.
- Walk the empty unit with a phone camera before handing over keys.
- Schedule crate pickup for a day after the move so unpacking is not a race.
The agents whose closings feel effortless are simply the ones who asked the building for its rules early.
If you want, send us the client's move week and we handle the crates end to end — delivery, dolly, labels and pickup — so your checklist has one fewer open item.
