A house move is mostly about effort. A condo move is mostly about scheduling. If you have only ever done the first kind, the second one catches you off guard — not because it is harder, but because someone else controls the clock.
Call the building first. Before the movers.
Most Brickell, Downtown and Miami Beach buildings require a reservation for the freight elevator, and the good windows go weeks in advance. Many restrict move-ins to weekdays. Some do not allow them at all on Sundays or holidays. Ask these five things in one call:
- Which days and hours are move-ins allowed, and how far ahead do I reserve?
- Do you require a certificate of insurance from the moving company, and what coverage amounts?
- Is there a move-in deposit or fee, and is it refundable?
- Where is the loading zone, and how long can a truck stay there?
- Do elevator pads and floor protection get installed by staff or by us?
Pack for the elevator, not for the apartment
The single biggest factor is how fast you can move things from the truck to the unit during your window. That is a stacking problem. Uniform crates on a dolly move six at a time; odd-sized boxes move one or two at a time and have to be re-arranged in the elevator.
Have everything staged and closed before the window opens. A crate you are still filling is a crate blocking the lobby.
Label for the unloading side
Label by destination room, not by contents. When you are unloading in a hallway with a security guard watching the time, "MASTER BEDROOM" is useful and "kitchen stuff + chargers" is not. Put the label on the short side of the crate so it is readable when crates are stacked.
The two crates you keep separate
One for the first night: bedding, towels, a change of clothes, phone chargers, medication, coffee. One for documents and valuables that travels with you, never on the truck. Everything else can be chaos and it will still be fine.
